Terms of Service

Effective July 20, 2026. These are the current terms of service for helpingme.rent.

HelpingMe.Rent (helpingme.rent) is operated by Kai Min, a real estate salesperson registered with the Real Estate Council of Ontario (RECO) and working with Royal LePage Meadowtowne Realty, Milton, Ontario ("we", "us"). That registration matters: the service operates under Ontario's Trust in Real Estate Services Act (TRESA) and RECO's Code of Ethics, including their confidentiality and record-keeping duties. By using the site or the service you agree to these terms.

What the service is

We help renters prepare a complete, well-organized rental application file and support them through their rental search. For landlords and realtors, we prepare tenant screening reports from applicant-provided documents.

What the service is not

  • Not a guarantee. A strong file improves your application; no one can promise a specific landlord will say yes, and we don't.
  • Not a credit bureau. Screening reports analyze the documents provided to us. We do not pull credit from a bureau, and our reports never present themselves as a bureau credit check.
  • Not legal advice. Nothing on this site is legal advice. For legal questions about a tenancy, consult a lawyer or Ontario's Landlord and Tenant Board resources.
  • Not automatically a brokerage relationship. Using this service does not by itself create a real-estate representation agreement. If we formally represent you in a transaction, that agreement is documented separately, as Ontario law requires.

Your part

  • Provide truthful information and genuine documents. Files built on false documents help no one and end our service to you.
  • Only submit another person's documents for screening if you have their consent — you confirm this on every screening request, and we record that confirmation.

Cost

Building a rental file is free — for everyone, always. Starting commits you to nothing. Fees apply only to specific deliverables, and you will always know the price before anything is charged — there are no hidden fees.

  • Package release — $59. Your finished, broker-ready package released for a deal we are not representing you on. Includes one re-release to a new destination within 30 days; after that, a re-release is a new order. For clients we represent in their rental search, release is free.
  • Screening report — $79 and pre-qualification file build — $99. Ordered by landlords and realtors.
  • Report update — $39. Landlords and realtors may submit new or updated documents to refresh an existing report on the same applicant within 90 days of the original order. Past 90 days, documents have been deleted under our retention policy, so a fresh order applies.

All prices are subject to HST. Payment is collected before delivery.

Seeing your own information is always free. You can view the information we hold about you — your documents and your file's status — at no charge, at any time, and you can always ask us what we hold (see the Privacy Policy). The release fee applies to the broker-ready package as a finished deliverable, never to accessing your own information.

Email

We send the emails the service runs on (sign-in links, file updates). Optional check-ins are sent only if you opt in, and every message carries an unsubscribe path per Canada's anti-spam law (CASL).

Ontario rules we follow

Our reports and advice respect Ontario's Residential Tenancies Act — for example, we never suggest deposits beyond first and last months' rent.

Liability

The service is provided as-is. To the extent Ontario law allows, our total liability for any claim connected to the service is limited to the amount you paid us for it.

Changes

We may update these terms; the current version always lives at this page, with its review date shown. Continued use after a change means acceptance.
