What is HelpingMe.Rent?

A tenant advocacy service. We build your rental application file — complete, organized, the way landlords and brokers expect to see it — and stand beside you through your search until you have your keys.

What does it cost to start?

Starting your file is free and commits you to nothing. No card, no contract — just your email address.

When would I ever pay anything?

Building your file is free for everyone, always. A fee applies in one case: when your finished, broker-ready package is released for a deal we're not representing you on — that release is $59, and you'll know before anything is charged. For clients we represent in their search, release is free.

Do I need an account or a password?

No passwords, ever. Enter your email and we send you a secure link. New here? That same step starts your file. Coming back? The same step signs you back in. One door for both.

What do I need to begin?

Just an email address. Documents come later, and missing pieces are normal — chasing down the gaps is part of what we do.

Will you work with my situation?

I have no Canadian credit history. Can you help?

Yes — this is one of the situations we know best. We build a file that shows your income, your work, and your references, so a landlord sees the full picture instead of a missing score.

I'm a student without a job. Can I still rent?

Yes. What you do have counts — proof of school, support from family, a GIC, savings. We put it in the shape landlords expect to see.

I'm self-employed and landlords keep saying no.

Real income, wrong paperwork — we see it constantly. Contracts, invoices, bank deposits, and tax summaries get assembled into one clear income story landlords accept.

My credit has some history I'm not proud of. Will I be judged?

No. We work with your situation as it is, tell you honestly what's realistic, and build the strongest file your documents support. Nothing is sent anywhere without you approving it first.

I'm not in any of these groups. Is this still for me?

Yes — every renter can start a file. A complete, well-organized application helps any application, whatever your situation.

How it works

What happens after I enter my email?

You get a secure link to your own portal. From there: tell us a bit about you, send what documents you already have, and we start building. You always see exactly where your file stands and what's still needed.

Do you help me find the place too, or just the paperwork?

Both. The file comes first — then we search with you, and your file is ready to go the moment the right unit shows up.

How fast can my file be ready?

Usually as fast as the documents come together. The sooner you send what you have, the sooner it's ready — and a finished file means you can apply the same day you find the right place.

Who actually reviews my file?

A real person, every time — a full-time licensed Realtor with 20+ years of industry experience, with Royal LePage Meadowtowne Realty.

Documents and privacy

What documents are helpful?

Photo ID, anything that shows income (pay stubs, a job letter, bank statements), and a reference — a past landlord, an employer, anyone who'll vouch for you. Helpful, not required: start with whatever you have.

Is this a credit check?

No. We don't pull your credit. We work with the documents you choose to share, and we present them properly.

Who sees my documents?

Nothing goes to any landlord or broker without you seeing and approving it first. Your documents stay private until you say go.

How is sensitive ID handled?

Documents like government ID get an extra verification step before they can be uploaded or viewed — an additional layer on top of your secure link.

Can I see or get a copy of my file?

Seeing what we hold — your documents and where your file stands — is always free, anytime. A portable copy of the finished broker-ready package is a release like any other: free when it's for a deal we're representing you on, $59 otherwise.

Who regulates all this?

This service is run by a real estate salesperson registered with RECO — Ontario's real-estate regulator — under the Trust in Real Estate Services Act and its Code of Ethics. That means professional confidentiality and record-keeping duties apply to your documents, mandatory professional liability insurance is in place, and Canada's federal privacy law (PIPEDA) covers your information. Landlords and realtors

I'm a landlord. Can you screen an applicant for me?

Yes — we prescreen applicants from the documents they provide: income math, cross-checks, flags stated plainly. See the landlords page for how it works.

I'm a realtor. Can I use this for my clients?

Yes — screening reports for your landlord clients, broker-ready files for your tenant clients. You stay the agent of record. See the realtors page.
