What’s in the report

The income math, done

Rent-to-income ratio, employment tenure, probation windows, and how reliable each income source actually is — computed from the documents, not taken from the application.

Cross-checks a score misses

Employer on the letter vs the pay stub. Landlord on the application vs the reference. Dates, addresses, numbers — every mismatch flagged in plain words.

Flags, never softened

The risk section is always in the report. Thin credit, permit expiry inside the lease term, unverifiable income — if the documents show it, you see it.

Straight terms

  • This is document analysis, not a credit pull. We read what the applicant provides — pay stubs, letters, bank statements, credit reports they share. We don’t query a bureau, and the report never pretends otherwise.
  • Applicant consent, on record.You confirm you have the applicant’s consent before we screen; that attestation is stored with the job.
  • Documents don’t linger. Uploaded files and reports are deleted after 90 days. The report goes to you and no one else.
  • Ontario rules respected. The report never suggests deposits beyond first and last — a stronger file is shown through documentation, not workarounds.
